Our goal is to provide a peaceful, memorable experience for your family while honoring the natural beauty and traditions of Priest Lake. To ensure a smooth and respectful stay for all, we ask guests to review and follow the policies below.

Booking & Payments

• Deposit: A refundable damage deposit is required to reserve your stay:

  • Treehouse: $1,000 ($500 if less than 7 nights)

  • Main House: $1,500

• Payment Schedule:

  • 50% of your rental fee is due by March 1 of your reservation year.

  • The remaining balance is due 10 days before arrival.

  • Bookings made after March 1 require full payment upon signing.

• Accepted Payment Methods: Venmo, Zelle, check, bank transfer, or money order.
  Credit card payments available upon request (3% processing fee applies).

 

Rates & Fees

• Weekly Rental Rate: Varies by home and season (see individual property listings or your rental agreement)

• Cleaning Fee:

  • Treehouse: $200

  • Main House: $250

• Taxes: All bookings are subject to:

  • 6% Idaho Sales/Use Tax

  • 2% Travel & Convention Tax

Cancellations

• Cancel 60+ days before arrival: Full refund

• Cancel less than 60 days before arrival: 50% refund; deposit is forfeited

• No refunds for early departure

Check-In & Check-Out

• Check-In: 3:00 PM

• Check-Out: 10:00 AM
  We often have back-to-back guests, so thank you for honoring these times. If you need flexibility, please reach out and we’ll do our best to accommodate.

Pets

Well-behaved dogs are welcome with prior approval:

• $50 flat fee per stay

• Additional $250 refundable pet deposit
  Please keep pets off furniture and bedding, and clean up after them. Pets must not be aggressive and must be supervised at all times.

House Rules

• Maximum Occupancy (including children and visitors):

  • Treehouse: Up to 6 guests

  • Main House: Up to 12 guests

• No smoking indoors (outdoor smoking permitted with care)

• No fireworks (zero-tolerance policy)

• No indoor candles (battery-operated alternatives provided)

• Quiet hours: 10:00 PM to 7:00 AM

• Use of the dock, beach, and fire pits is at your own risk

• Children must be closely supervised near water—no lifeguard on duty

• No subletting or unregistered guests

Liability & Risk

By booking, you agree to assume full responsibility for your group’s safety and the proper use of all amenities, including the dock, lake, beach, fire pits, and pellet stoves. Indian Rock Cabin and its owners are not liable for injuries, accidents, illness, or lost property.
